At Property Partners of Florida, we bring over 30 years of extensive experience in the real estate industry, backed by a deep understanding of commercial real estate and its immense value for business growth. Our journey in real estate began with flipping small hotels and buildings in the iconic Art Deco District of Miami Beach. This experience laid the foundation for our expertise in identifying and enhancing prime properties. The company’s two founders have over 48 years of combined food service experience and have owned, operated and sold businesses from New York City to Miami, FL.

Adrian’s Journey
Adrian Garcia’s journey blends culinary passion with astute business acumen. Before his acclaimed restaurants, he spent 17 years building a towing business in Miami, fostering his understanding of local markets and strategic asset management. In 2011, he launched Temaris in Brickell, a fusion restaurant that quickly gained popularity, attracting tourists and celebrities alike. However, his commitment to accessibility led him to sell Temaris in 2014, a strategic move that freed capital for future ventures, highlighting his investor’s foresight.
Relocating to North Florida in 2015, Adrian launched Abuelita’s Cuisine and Two Cuban Guys, food trucks dedicated to serving authentic Cuban flavors with a personal touch. These ventures demonstrated his dedication to community and quality, reflecting his “mi casa es tu casa” philosophy. Alongside his culinary success, Adrian strategically invested in real estate, diversifying his portfolio and solidifying his financial foundation, illustrating a multi-faceted approach to both business and community service.
JaJuan’s Journey
JaJuan’s real estate investment career took root in South Miami Beach in 1999, where he began as a General Contractor Assistant, gaining invaluable experience flipping small hotels and buildings. This hands-on understanding of property transformation was later amplified by his time as a real estate salesperson in the dynamic New York market in 2009. In 2011, he further leveraged this multifaceted experience as a Commercial Loan Originator at Jonesville Realty & Financial Services, facilitating substantial real estate development.
JaJuan’s entrepreneurial spirit extended beyond finance, revealing a commitment to both business growth and community engagement. He concurrently ran a travel and tourism venture in NYC, and later established a concession trailer business in North Florida, showcasing his ability to diversify and serve local needs. His proven track record includes assisting numerous business startups with strategic development, leveraging his keen eye for effective marketing and growth strategies.
